This charitable donation program is a personal initiative of Michael Oliva (CA DRE #01758213) and is not sponsored by, affiliated with, or endorsed by eXp Realty or its subsidiaries. The purpose of this program is to support verified U.S. military personnel and veterans by donating a portion of earned commissions to qualified charitable organizations.

• Client Eligibility: This program applies only to real estate transactions where the buyer or seller is a verified active-duty member of the U.S. Armed Forces or a U.S. military veteran (Army, Navy, Marine Corps, Air Force, Space Force, Coast Guard, or National Guard).
• Verification: Proof of service is required and must be submitted and verified prior to the close of escrow. Acceptable documentation may include a military ID, DD-214, or other official verification.

• Source of Donation: All donations are made personally by Michael Oliva from his net commission (defined as the gross commission received less any brokerage splits, referral fees, and transaction costs).
• Timing of Donation: Donations are made after the close of escrow and disbursement of commission funds.
• Donation Recipients: Donations are made directly to qualified 501(c)(3) nonprofit organizations that support military personnel, veterans, or their families. Example charities include Wounded Warrior Project, Semper Fi & America’s Fund, and the C4 Foundation.
• Donation Amount: The amount of the donation is up to 50% of the agent’s net commission earned from the qualifying transaction.

• This program is not a rebate, discount, referral fee, or financial inducement to encourage the purchase or sale of real property.
• Clients will receive no direct financial benefit from the donation, nor will it affect their closing costs, commission structure, or transaction fees.
• Clients are not entitled to a tax deduction for the donation unless they contribute directly to the charity themselves.

• This program complies with the California Business and Professions Code §10176(g) and Commissioner's Regulation 2770, which prohibit unlawful inducements and false advertising in real estate transactions.
• All marketing and communications related to this program include clear and conspicuous disclaimers stating that the donation is not made by eXp Realty, and that participation is limited to verified military/veteran clients.
• All terms and conditions are subject to change without notice at the sole discretion of Michael Oliva.

This charitable donation initiative is offered solely by Michael Oliva, California Licensed REALTOR® (DRE #01758213). It is not sponsored by, endorsed by, or affiliated with eXp Realty, its parent company, or any related entity.

The donation is made voluntarily and after close of escrow from Michael Oliva’s personal income and does not constitute a reduction in commission, a rebate, or any inducement to secure business in violation of California DRE regulations.

Participation in this program is limited to clients who are verified active-duty or veteran members of the U.S. Armed Forces. Terms and eligibility criteria apply. Program details are subject to change.
