Giving back is not a marketing tactic — it’s at the heart of why I entered real estate.

With family ties to the Navy and years of federal service supporting mission-critical projects alongside military personnel, I’ve developed a deep respect for the sacrifices made by our service members. That respect is personal — shaped by close family connections and long-standing friendships within the military community.

As a proud supporter of those who serve, I’ve built my real estate business on more than just helping people buy and sell homes — I’m committed to giving back to the military community that has given so much to all of us.

That’s why, for every closed transaction, I personally donate 10% of my net commission to reputable, IRS-qualified 501(c)(3) nonprofits that directly support veterans, active-duty service members, and their families.

These donations are made by me — not by eXp Realty — and do not constitute a rebate or inducement.
They’re simply my way of honoring the military families who inspire me, and ensuring that every move we make together gives back to those who’ve given so much.

When you buy or sell a home with me, I personally donate 10% of my net commission from each transaction to a qualified 501(c)(3) nonprofit that supports military or veteran causes.

I select an organization I trust to make a meaningful impact—such as:
• The C4 Foundation – Supporting Navy SEAL families
• Wounded Warrior Project – Providing rehab and transition services for injured veterans
• Semper Fi & America’s Fund – Offering critical support to wounded and ill service members
• K9s For Warriors – Pairing rescued service dogs with post-9/11 veterans suffering from PTSD, TBI, or trauma
• Navy SEAL Foundation – Providing comprehensive support to SEALs, veterans, and their families

This donation is made by me after closing, is separate from eXp Realty, and is not a rebate, discount, or financial incentive—just a personal commitment to give back to those who serve.

Michael Oliva (CA DRE #01758213) personally commits to donating an amount equal to 10% of his net commissionfrom every closed real estate transaction. “Net commission” is defined as the agent’s earnings after broker splits, transaction fees, referral fees, and other related costs have been deducted.

All donations are made solely and personally by Michael Oliva and not by eXp Realty or any other brokerage, team, or entity. This donation is made after the close of escrow and is funded entirely by the agent.

This donation is not a rebate, credit, fee reduction, or financial inducement and must not be interpreted as such. It does not reduce the price of the home, alter commission terms, or influence the transaction in any way. The offer of a charitable donation does not depend on any client action, agreement, or status and is made consistently for all closed transactions, regardless of the client's military affiliation, profession, or background.

Charities listed in marketing materials—such as the C4 Foundation, Wounded Warrior Project, Semper Fi & America’s Fund, Navy SEAL Foundation, or K9s For Warriors—are provided as examples only. Final donation recipients are selected by the agent and may vary based on organizational status or other factors.

This program complies with all applicable California Department of Real Estate regulations, including Business and Professions Code §10176(g) and Commissioner’s Regulation 2770, which prohibit false advertising and unlawful inducements in real estate transactions.

All marketing, advertising, and client communications regarding this donation program include clear and conspicuous disclaimers stating:

• The donation is made personally by Michael Oliva, CA DRE #01758213.
• The donation is not made by eXp Realty or any affiliated brokerage.
• The donation is not offered as an incentive, inducement, discount, or rebate.
• The donation is made after the close of escrow, at the agent’s sole discretion and expense.
• The program is not contingent upon military status or any other client characteristic.
